Apr 21, 2021 at 6:41 PMA virtual groundbreaking ceremony officially marked the start of construction for another logistics center in Werne (District Unna) today. On the former IKEA logistics site, Garbe Industrial Real Estate GmbH is developing a total of around 114,000 square meters of new construction space. The anchor tenant for the second construction phase is the globally operating full-service provider Hellmann Worldwide Logistics. From Werne, it will manage the global supply chains of its client Wilo.
(Hamburg/Werne) A hall with an area of nearly 61,000 square meters is planned. Additionally, there will be 2,400 square meters of mezzanine space and 1,800 square meters for offices. The building is expected to be completed in the first quarter of 2022.
Hellmann will utilize about one-third of the property for the product area of contract logistics and will operate a central warehouse for Wilo, one of the world’s leading manufacturers of pumps and pump systems for building services, water management, and industry. “For Hellmann, the economically strong region around Dortmund is of strategically important significance: From Werne, we will supply the global market with production materials and finished goods from Wilo. The favorable location near Wilo’s plant is just as important as the excellent logistical connections to European production sites and global sales markets. Our goal is to further expand here at the site and attract additional customers,” explains Volker Sauerborn, Chief Operating Officer Contract Logistics at Hellmann.
Multi-User Facility Near the A1
The property, located just a few kilometers from the A1 motorway, is designed as a multi-user facility. 40,600 square meters of hall space are still available. It can be divided into units starting from 10,000 square meters. The property is suitable for both contract logistics services as well as transshipment, warehousing, and distribution. “The marketing of the available spaces is in full swing,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “We are happy to accommodate the wishes of potential tenants when designing the hall layout.”
Two Logistics Properties on 295,000 m2
In total, Garbe Industrial Real Estate is developing two logistics properties on the 295,000 square meter site in Werne, which will be located parallel to each other. The Bremen AG has been commissioned as the general contractor for the construction of the halls. The slightly smaller property, with around 59,000 square meters, is already fully leased to the online retailer Euziel and is expected to be ready for occupancy in December. Around 80 truck and 500 car parking spaces will be created in the outdoor area. To generate renewable energy, a photovoltaic system is planned on both hall roofs. Additionally, Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council.
The investment volume of the project developer amounts to a total of 105 million euros. “The eastern Ruhr area is currently developing more and more into a logistics hotspot. Therefore, we purchased the area early, three years ago, and the two rapid leasing successes once again demonstrate how attractive the location is,” says Jan Dietrich Hempel.
The consulting company Logivest acted as an intermediary in the leasing of the space by Hellmann.
