The Hamburg-based project developer has acquired a plot of land measuring approximately 63,000 square meters in the Business Park Müllendorf in Burgenland, 55 kilometers south of Vienna, where a logistics property with a hall area of 31,500 square meters is to be developed. The investment volume amounts to 28 million euros. The expected start of construction is in the second quarter.
(Hamburg; Müllendorf/A) The decision for the location in Burgenland was influenced, among other things, by its proximity to the metropolitan areas of Vienna, Budapest, and Bratislava. The business park is only a few hundred meters from the junction to the A 3 motorway, which connects Müllendorf northwards to Vienna (55 kilometers) and southwards to the Austrian-Hungarian border (15 kilometers). Bratislava is about 80 kilometers away.
“The demand for logistics space in the tri-border area of Austria, Hungary, and Slovakia is high,” summarizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate, the results of the location analysis. “We see great potential in the region. Therefore, we have decided to develop the property largely speculatively.”

The logistics center is planned with a total area of 34,000 square meters. Of this, approximately 31,500 square meters will be allocated to the hall, which can be divided into units starting from 5,000 square meters. 1,500 square meters are designated for offices. 700 square meters are available for mezzanine areas. The property will be equipped with 30 gates. “We can accommodate tenant-specific requests in the design of the hall layout,” says Jan Dietrich Hempel. The outdoor area is planned to include 89 car parking spaces and 15 truck waiting spaces. The roof of the property will be pre-equipped for the installation of a photovoltaic system. The new building is expected to be completed in the first quarter of 2022.
“Austria is one of the Central European countries that we have strategically focused on and where we want to engage more intensively,” emphasizes Jan Dietrich Hempel. Garbe Industrial Real Estate took its first step into the Austrian market with a project development in Steyr. There, a property of 20,500 square meters was created, where the Industrie-Logistik-Linz GmbH has been providing contract logistics services for BMW since 2019.
