Panattoni implemented extensive infrastructure, environmental, and species protection measures.
(Hamburg/Rangsdorf) Panattoni, the leading project developer for industrial and logistics properties in Europe, achieves partial leasing in its largest speculative property Panattoni Park Berlin South at the location Rangsdorf in Berlin-Brandenburg. The new tenant is Gefco Deutschland GmbH, headquartered in Mörfelden-Walldorf, Hesse, an international provider of global logistics and transport solutions.
Total usable area 130,000 m2, Gefco leases 12,000 m2
Overall, the Panattoni Park covers a plot area of 28 ha with four construction phases and a total usable area of around 130,000 sqm, divided into five buildings and 13 units with a hall height of 12 m UKB. The property has excellent access to the federal road B96, the Berlin motorway ring A 10, and other nationwide motorways.
Gefco is moving into the first construction phase with approximately 12,000 sqm of logistics space, of which 10,500 sqm are hall space, around 1,000 sqm office space, and 445 sqm mezzanine space. Additionally, car and truck parking spaces are being created. In the interest of sustainable and resource-saving construction, Panattoni is building the property according to DGNB Gold standard.
Redesign of a listed estate park
As part of the project development, Panattoni implemented extensive infrastructure, traffic, environmental, and species protection measures. In addition to the renaturation of parks and the redesign of a 3,000 sqm listed estate park near an elementary school, larch windows were installed, and a local species of lizard was relocated. The construction of a new access road with a turning area and the expansion of the intersection at B96 will further optimize the connection of the Panattoni Park and relieve local traffic.

Here we have continuously and comprehensively accompanied the planning and development of the property over several years and implemented extensive steps to integrate the settlement into the local structures as best as possible,” says Fred-Markus Bohne, Managing Partner of Panattoni. “We have also successfully overcome various challenges, such as archaeological excavations.”
One of the most attractive logistics regions in Germany
“The new areas in Rangsdorf represent an enormous gain for us,” says Frank Fischer, Manager Procurement and Head of Procurement cluster Germany, Austria, Switzerland at Gefco Deutschland GmbH. “Berlin-Brandenburg is one of the most attractive logistics regions in Germany and has an outstanding location and connection. The proximity to significant manufacturing companies is also one of the special strengths of the location.”

Ready for occupancy in March 2021
The completion of the first construction phase is scheduled for January 2021. The new tenant Gefco is expected to occupy the spaces in March 2021. On the brokerage side, Gefco was advised by Oliver Wissel from BNP Paribas.
The marketing of Panattoni Park Berlin South is managed by the brokerage firms JLL Berlin and BNP Paribas Berlin. Currently, around 33,000 sqm of free logistics space within the first construction phase is still available to potential users.
