(Hamburg/Kaiserslautern) Garbe Industrial Real Estate GmbH intends to further expand its activities in Rhineland-Palatinate and has acquired a development area of approximately 31,000 square meters with an unleased existing property in Kaiserslautern.
“The existing building, which is approximately 4,400 square meters and currently vacant, offers good rental potential and is flexible for use in sectors such as logistics, commercial, light industrial, and production,” says Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH. The existing areas on the property can be expanded by an additional 9,000 square meters of hall space, with user-specific developments also possible. The location is suitable both as a single-tenant property for individual leasing or as a multi-user property with several tenants. The Hamburg project developer was supported in this transaction by Immolox GmbH from Frankfurt am Main. The seller of the property was Saitow AG, which previously used the hall for its own purposes.
“We are currently in further discussions regarding the leasing of the spaces at the site,” explains Jan Dietrich Hempel regarding the marketing status. An advantage is the location with very good transport infrastructure. The site is connected to the A6 motorway via the Kaiserslautern-West junction, which is only about five kilometers away, allowing for quick access to other regional and national destinations.
Garbe Industrial Real Estate aims to further expand its presence in Rhineland-Palatinate. Jan Dietrich Hempel: “We want to grow in southwestern Germany and are currently looking for additional suitable plots and investment properties.”
